Deconstruction, at the end of the useful life of a building, produces a considerable amount of materials which must be disposed of, or be recycled / reused. At present, in New Zealand, most timber construction and demolition (C&D) material, particularly treated timber, is simply waste and is placed in landfills. For both technical and economic reasons (and despite the increasing cost of landfills), this position is unlikely to change in the next 10 – 15 years unless legislation dictates otherwise. Careful deconstruction, as opposed to demolition, can provide some timber materials which can be immediately re-used (eg. doors and windows), or further processed into other components (eg. beams or walls) or recycled (‘cascaded’) into other timber or composite products (e.g. fibre-board). This reusing / recycling of materials is being driven slowly in NZ by legislation, the ‘greening’ of the construction industry and public pressure. However, the recovery of useful material can be expensive and uneconomic (as opposed to land-filling). In NZ, there are few facilities which are able to sort and separate timber materials from other waste, although the soon-to-be commissioned Burwood Resource Recovery Park in Christchurch will attempt to deal with significant quantities of demolition waste from the recent earthquakes. The success (or otherwise) of this operation should provide good information as to how future C&D waste will be managed in NZ. In NZ, there are only a few, small scale facilities which are able to burn waste wood for energy recovery (e.g. timber mills), and none are known to be able to handle large quantities of treated timber. Such facilities, with constantly improving technology, are being commissioned in Europe (often with Government subsidies) and this indicates that similar bio-energy (co)generation will be established in NZ in the future. However, at present, the NZ Government provides little assistance to the bio-energy industry and the emergence worldwide of shale-gas reserves is likely to push the economic viability of bio-energy further into the future. The behaviour of timber materials placed in landfills is complex and poorly understood. Degrading timber in landfills has the potential to generate methane, a potent greenhouse gas, which can escape to the atmosphere and cancel out the significant benefits of carbon sequestration during tree growth. Improving security of landfills and more effective and efficient collection and utilisation of methane from landfills in NZ will significantly reduce the potential for leakage of methane to the atmosphere, acting as an offset to the continuing use of underground fossil fuels. Life cycle assessment (LCA), an increasingly important methodology for quantifying the environmental impacts of building materials (particularly energy, and global warming potential (GWP)), will soon be incorporated into the NZ Green Building Council Greenstar rating tools. Such LCA studies must provide a level playing field for all building materials and consider the whole life cycle. Whilst the end-of-life treatment of timber by LCA may establish a present-day base scenario, any analysis must also present a realistic end-of-life scenario for the future deconstruction of any 6 new building, as any building built today will be deconstructed many years in the future, when very different technologies will be available to deal with construction waste. At present, LCA practitioners in NZ and Australia place much value on a single research document on the degradation of timber in landfills (Ximenes et al., 2008). This leads to an end-of-life base scenario for timber which many in the industry consider to be an overestimation of the potential negative effects of methane generation. In Europe, the base scenario for wood disposal is cascading timber products and then burning for energy recovery, which normally significantly reduces any negative effects of the end-of-life for timber. LCA studies in NZ should always provide a sensitivity analysis for the end-of-life of timber and strongly and confidently argue that alternative future scenarios are realistic disposal options for buildings deconstructed in the future. Data-sets for environmental impacts (such as GWP) of building materials in NZ are limited and based on few research studies. The compilation of comprehensive data-sets with country-specific information for all building materials is considered a priority, preferably accounting for end-of-life options. The NZ timber industry should continue to ‘champion’ the environmental credentials of timber, over and above those of the other major building materials (concrete and steel). End-of-life should not be considered the ‘Achilles heel’ of the timber story.

In the period between September 2010 and December 2011, Christchurch (New Zealand) and its surroundings were hit by a series of strong earthquakes including six significant events, all generated by local faults in proximity to the city: 4 September 2010 (Mw=7.1), 22 February 2011 (Mw=6.2), 13 June 2011 (Mw=5.3 and Mw=6.0) and 23 December 2011 (M=5.8 and (M=5.9) earthquakes. As shown in Figure 1, the causative faults of the earthquakes were very close to or within the city boundaries thus generating very strong ground motions and causing tremendous damage throughout the city. Christchurch is shown as a lighter colour area, and its Central Business District (CBD) is marked with a white square area in the figure. Note that the sequence of earthquakes started to the west of the city and then propagated to the south, south-east and east of the city through a set of separate but apparently interacting faults. Because of their strength and proximity to the city, the earthquakes caused tremendous physical damage and impacts on the people, natural and built environments of Christchurch. The 22 February 2011 earthquake was particularly devastating. The ground motions generated by this earthquake were intense and in many parts of Christchurch substantially above the ground motions used to design the buildings in Christchurch. The earthquake caused 182 fatalities, collapse of two multi-storey reinforced concrete buildings, collapse or partial collapse of many unreinforced masonry structures including the historic Christchurch Cathedral. The Central Business District (CBD) of Christchurch, which is the central heart of the city just east of Hagley Park, was practically lost with majority of its 3,000 buildings being damaged beyond repair. Widespread liquefaction in the suburbs of Christchurch, as well as rock falls and slope/cliff instabilities in the Port Hills affected tens of thousands of residential buildings and properties, and shattered the lifelines and infrastructure over approximately one third of the city area. The total economic loss caused by the 2010-2011 Christchurch earthquakes is currently estimated to be in the range between 25 and 30 billion NZ dollars (or 15% to 18% of New Zealand’s GDP). After each major earthquake, comprehensive field investigations and inspections were conducted to document the liquefaction-induced land damage, lateral spreading displacements and their impacts on buildings and infrastructure. In addition, the ground motions produced by the earthquakes were recorded by approximately 15 strong motion stations within (close to) the city boundaries providing and impressive wealth of data, records and observations of the performance of ground and various types of structures during this unusual sequence of strong local earthquakes affecting a city. This paper discusses the liquefaction in residential areas and focuses on its impacts on dwellings (residential houses) and potable water system in the Christchurch suburbs. The ground conditions of Christchurch including the depositional history of soils, their composition, age and groundwater regime are first discussed. Detailed liquefaction maps illustrating the extent and severity of liquefaction across Christchurch triggered by the sequence of earthquakes including multiple episodes of severe re-liquefaction are next presented. Characteristic liquefaction-induced damage to residential houses is then described focussing on the performance of typical house foundations in areas affected by liquefaction. Liquefaction impacts on the potable water system of Christchurch is also briefly summarized including correlation between the damage to the system, liquefaction severity, and the performance of different pipe materials. Finally, the characteristics of Christchurch liquefaction and its impacts on built environment are discussed in relation to the liquefaction-induced damage in Japan during the 11 March 2011 Great East Japan Earthquake.

In most design codes, infill walls are considered as non-structural elements and thus are typically neglected in the design process. The observations made after major earthquakes (Duzce 1999, L’Aquila 2009, Christchurch 2011) have shown that even though infill walls are considered to be non-structural elements, they interact with the structural system during seismic actions. In the case of heavy infill walls (i.e. clay brick infill walls), the whole behaviour of the structure may be affected by this interaction (i.e. local or global structural failures such as soft storey mechanism). In the case of light infill walls (i.e. non-structural drywalls), this may cause significant economical losses. To consider the interaction of the structural system with the ‘non-structural ’infill walls at design stage may not be a practical approach due to the complexity of the infill wall behaviour. Therefore, the purpose of the reported research is to develop innovative technological solutions and design recommendations for low damage non-structural wall systems for seismic actions by making use of alternative approaches. Light (steel/timber framed drywalls) and heavy (unreinforced clay brick) non-structural infill wall systems were studied by following an experimental/numerical research programme. Quasi-static reverse cyclic tests were carried out by utilizing a specially designed full scale reinforced concrete frame, which can be used as a re-usable bare frame. In this frame, two RC beams and two RC columns were connected by two un-bonded post tensioning bars, emulating a jointed ductile frame system (PRESSS technology). Due to the rocking behaviour at the beam-column joint interfaces, this frame was typically a low damage structural solution, with the post-tensioning guaranteeing a linear elastic behaviour. Therefore, this frame could be repeatedly used in all of the tests carried out by changing only the infill walls within this frame. Due to the linear elastic behaviour of this structural bare frame, it was possible to extract the exact behaviour of the infill walls from the global results. In other words, the only parameter that affected the global results was given by the infill walls. For the test specimens, the existing practice of construction (as built) for both light and heavy non-structural walls was implemented. In the light of the observations taken during these tests, modified low damage construction practices were proposed and tested. In total, seven tests were carried out: 1) Bare frame , in order to confirm its linear elastic behaviour. 2) As built steel framed drywall specimen FIF1-STFD (Light) 3) As built timber framed drywall specimen FIF2-TBFD (Light) 4) As built unreinforced clay brick infill wall specimen FIF3-UCBI (Heavy) 5) Low damage steel framed drywall specimen MIF1-STFD (Light) 6) Low damage timber framed drywall specimen MIF2-TBFD (Light) 7) Low damage unreinforced clay brick infill wall specimen MIF5-UCBI (Heavy) The tests of the as built practices showed that both drywalls and unreinforced clay brick infill walls have a low serviceability inter-storey drift limit (0.2-0.3%). Based on the observations, simple modifications and details were proposed for the low damage specimens. The details proved to be working effectively in lowering the damage and increasing the serviceability drift limits. For drywalls, the proposed low damage solutions do not introduce additional cost, material or labour and they are easily applicable in real buildings. For unreinforced clay brick infill walls, a light steel sub-frame system was suggested that divides the infill panel zone into smaller individual panels, which requires additional labour and some cost. However, both systems can be engineered for seismic actions and their behaviour can be controlled by implementing the proposed details. The performance of the developed details were also confirmed by the numerical case study analyses carried out using Ruaumoko 2D on a reinforced concrete building model designed according to the NZ codes/standards. The results have confirmed that the implementation of the proposed low damage solutions is expected to significantly reduce the non-structural infill wall damage throughout a building.

The Acheron rock avalanche is located in the Red Hill valley almost 80 km west of Christchurch and is one of 42 greywacke-derived rock avalanches identified in the central Southern Alps. It overlies the Holocene active Porters Pass Fault; a component of the Porters Pass-Amberley Fault Zone which extends from the Rakaia River to beyond the Waimakariri River. The Porters Pass Fault is a dextral strike-slip fault system viewed as a series of discontinuous fault scarps. The location of the fault trace beneath the deposit suggests it may represent a possible source of seismic shaking resulting in the formation of the Acheron rock avalanche. The rock mass composition of the rock avalanche source scar is Torlesse Supergroup greywacke consisting of massive sandstone and thinly bedded mudstone sequences dipping steeply north into the centre of the source basin. A stability analysis identified potential instability along shallow north dipping planar defects, and steep south dipping toppling failure planes. The interaction of the defects with bedding is considered to have formed conditions for potential instability most likely triggered by a seismic event. The dTositional area of the rock avalanche covers 7.2 x 105 m2 with an estimated volume of 9 x 10 m3 The mobilised rock mass volume was calculated at 7.5 x 106 m3• Run out of the debris from the top of the source scar to the distal limit reached 3500m, descending over a vertical fall of almost 700m with an estimated Fahrboschung of 0.2. The run out of the rock avalanche displayed moderate to high mobility, travelling at an estimated maximum velocity of 140-160 km/hour. The rapid emplacement of the deposit is confirmed by highly fragmented internal composition and burial of forest vegetation New radiocarbon ages from buried wood retrieved from the base of Acheron rock avalanche deposit represents an emplacement age closely post-dating (Wk 12094) 1152 ± 51 years B.P. This differs significantly from a previous radiocarbon age of (NZ547) 500 ± 69 years B.P. and modal lichenometry and weathering-rind thickness ages of approximately 460 ± 10 yrs and 490 ± 50 years B.P. The new age shows no resemblance to an earthquake event around 700- 500 years B.P. on the Porters Pass-Amberley Fault Zone. The DAN run out simulation using a friction model rheology successfully replicated the long run out and velocity of the Acheron rock avalanche using a frictron angle of 27° and high earth pressure coefficients of 5.5, 5.2, and 5.9. The elevated earth pressure coefficients represent dispersive pressures derived from dynamic fragmentation of the debris within the mobile rock avalanche, supporting the hypothesis of Davies and McSaveney (2002). The DAN model has potential applications for areas prone to large-scale instability in the elevated slopes and steep waterways of the Southern Alps. A paleoseismic investigation of a newly identified scarp of the Porters Pass Fault partially buried by the rock avalanche was conducted to identify any evidence of a coseismic relationship to the Acheron rock avalanche. This identified three-four fault traces striking at 078°, and a sag pond displaying a sequence of overbank deposits containing two buried soils representing an earthquake event horizon. A 40cm vertical offset of the ponded sediment and lower buried soil horizqn was recorded, which was dated to (Wk 13112 charcoal in palosol) 653 ± 54 years B.P. and (Wk 13034 palosol) 661 ± 34 years B.P. The evidence indicates a fault rupture occurred along the Porters Pass Fault, west of Porters Pass most likely extending to the Red Lakes terraces, post-dating 700 years B.P., resulting in 40cm of vertical displacement and an unknown component of dextral strike slip movement. This event post­ dates the event one (1000 ± 100 years B.P) at Porters Pass previously considered to represent the most recent rupture along the fault line. This points to a probable source for resetting of the modal weathering-rind thicknesses and lichen size populations in the Red Hill valley and possibly the Red Lakes terraces. These results suggest careful consideration must be given to the geomorphic and paleoseismic history of a specific site when applying surface dating techniques and furthermore the origin of dates used in literature and their useful range should be verified. An event at 700-500 years B.P did not trigger the Acheron rock avalanche as previously assumed supporting Howard's conclusions. The lack of similar aged rupture evidence in either of the Porters Pass and Coleridge trenches supports Howard's hypothesis of segmentation of the Porters Pass Fault; where rupture occurs along one fault segment but not along another. The new rock avalanche age closely post-dating 1200-1100 years B.P. resembles the poorly constrained event one rupture age of 1700-800 years B.P for the Porters Pass Fault and the tighter constrained Round Top event of 1010 ± 50 years B.P. on the Alpine Fault. Eight other rock avalanche deposits spread across the central Southern Alps also resemble the new ages however are unable to be assigned specific earthquake events due to the large associated error bars of± 270 years. This clustering of ages does represent compelling lines of evidence for large magnitude earthquake events occurring over the central Southern Alps. The presence of a rock avalanche deposit does not signify an earthquake based on the historical evidence in the Southern Alps however clustering of ages does suggest that large Mw >7 earthquakes occurred across the Southern Alps between 1200-900 years BP.

As a global phenomenon, many cities are undergoing urban renewal to accommodate rapid growth in urban population. However, urban renewal can struggle to balance social, economic, and environmental outcomes, whereby economic outcomes are often primarily considered by developers. This has important implications for urban forests, which have previously been shown to be negatively affected by development activities. Urban forests serve the purpose of providing ecosystem services and thus are beneficial to human wellbeing. Better understanding the effect of urban renewal on city trees may help improve urban forest outcomes via effective management and policy strategies, thereby maximising ecosystem service provision and human wellbeing. Though the relationship between certain aspects of development and urban forests has received consideration in previous literature, little research has focused on how the complete property redevelopment cycle affects urban forest dynamics over time. This research provides an opportunity to gain a comprehensive understanding of the effect of residential property redevelopment on urban forest dynamics, at a range of spatial scales, in Christchurch, New Zealand following a series of major earthquakes which occurred in 2010 – 2011. One consequence of the earthquakes is the redevelopment of thousands of properties over a relatively short time-frame. The research quantifies changes in canopy cover city-wide, as well as, tree removal, retention, and planting on individual residential properties. Moreover, the research identifies the underlying reasons for these dynamics, by exploring the roles of socio-economic and demographic factors, the spatial relationships between trees and other infrastructure, and finally, the attitudes of residential property owners. To quantify the effect of property redevelopment on canopy cover change in Christchurch, this research delineated tree canopy cover city-wide in 2011 and again in 2015. An object-based image analysis (OBIA) technique was applied to aerial imagery and LiDAR data acquired at both time steps, in order to estimate city-wide canopy cover for 2011 and 2015. Changes in tree canopy cover between 2011 and 2015 were then spatially quantified. Tree canopy cover change was also calculated for all meshblocks (a relatively fine-scale geographic boundary) in Christchurch. The results show a relatively small magnitude of tree canopy cover loss, city-wide, from 10.8% to 10.3% between 2011 and 2015, but a statistically significant change in mean tree canopy cover across all the meshblocks. Tree canopy cover losses were more likely to occur in meshblocks containing properties that underwent a complete redevelopment cycle, but the loss was insensitive to the density of redevelopment within meshblocks. To explore property-scale individual tree dynamics, a mixed-methods approach was used, combining questionnaire data and remote sensing analysis. A mail-based questionnaire was delivered to residential properties to collect resident and household data; 450 residential properties (321 redeveloped, 129 non- redeveloped) returned valid questionnaires and were identified as analysis subjects. Subsequently, 2,422 tree removals and 4,544 tree retentions were identified within the 450 properties; this was done by manually delineating individual tree crowns, based on aerial imagery and LiDAR data, and visually comparing the presence or absence of these trees between 2011 and 2015. The tree removal rate on redeveloped properties (44.0%) was over three times greater than on non-redeveloped properties (13.5%) and the average canopy cover loss on redeveloped properties (52.2%) was significantly greater than on non-redeveloped properties (18.8%). A classification tree (CT) analysis was used to model individual tree dynamics (i.e. tree removal, tree retention) and candidate explanatory variables (i.e. resident and household, economic, land cover, and spatial variables). The results indicate that the model including land cover, spatial, and economic variables had the best predicting ability for individual tree dynamics (accuracy = 73.4%). Relatively small trees were more likely to be removed, while trees with large crowns were more likely to be retained. Trees were most likely to be removed from redeveloped properties with capital values lower than NZ$1,060,000 if they were within 1.4 m of the boundary of a redeveloped building. Conversely, trees were most likely to be retained if they were on a property that was not redeveloped. The analysis suggested that the resident and household factors included as potential explanatory variables did not influence tree removal or retention. To conduct a further exploration of the relationship between resident attitudes and actions towards trees on redeveloped versus non-redeveloped properties, this research also asked the landowners from the 450 properties that returned mail questionnaires to indicate their attitudes towards tree management (i.e. tree removal, tree retention, and tree planting) on their properties. The results show that residents from redeveloped properties were more likely to remove and/or plant trees, while residents from non- redeveloped properties were more likely to retain existing trees. A principal component analysis (PCA) was used to explore resident attitudes towards tree management. The results of the PCA show that residents identified ecosystem disservices (e.g. leaf litter, root damage to infrastructure) as common reasons for tree removal; however, they also noted ecosystem services as important reasons for both tree planting and tree retention on their properties. Moreover, the reasons for tree removal and tree planting varied based on whether residents’ property had been redeveloped. Most tree removal occurred on redeveloped properties because trees were in conflict with redevelopment, but occurred on non- redeveloped properties because of perceived poor tree health. Residents from redeveloped properties were more likely to plant trees due to being aesthetically pleasing or to replace trees removed during redevelopment. Overall, this research adds to, and complements, the existing literature on the effects of residential property redevelopment on urban forest dynamics. The findings of this research provide empirical support for developing specific legislation or policies about urban forest management during residential property redevelopment. The results also imply that urban foresters should enhance public education on the ecosystem services provided by urban forests and thus minimise the potential for tree removal when undertaking property redevelopment.
